Title: Project Manager
Reports to: VP Development
Team: VP Development, Project Managers, Project Assistant, VP Finance, Director of Construction, Owners
Location: Montreal, Quebec


As a result of significant growth and expansion, the Project Manager will be responsible for a new development 3-phase of 400 condo/apartments to work in close collaboration with VP Development, Professionals, owners etc. Will be part of a winning team for mixed use multi-phase projects and will uncover the secret sauce of this proven recipe.

Key Responsibilities

  • Preparation, monitoring and control of construction budgets;
  • Prepare quantity take-offs;
  • Prepare quotes/tenders;
  • Meet with subcontractors during bidding periods;
  • Analyze and compare bids;
  • Negotiate subcontractors;
  • Prepare contracts and purchase orders;
  • Participate in kick-offs and coordination meetings with subcontractors;
  • Participate in the preliminary design of buildings in collaboration with the architect;
  • Participate and/or manage the detailed design with the consultants in order to prepare quality plans that respect the fixed scopes of work, the budgets and the regulations;
  • Provide the information required to obtain permits;
  • Work with consultants to resolve issues during construction;
  • Hold meetings and meeting minutes;
  • Review, comment and approve shop drawings of all kinds;
  • Make hand sketches of construction details;
  • Have a creative approach to problem solving;
  • Site support for coordination and planning of subcontractors, problem solving, etc.;
  • Ensure the transfer of information to the construction site for proper coordination and understanding of design intentions;
  • Follow up on customer modifications with the site and subcontractors;
  • Manage leasehold improvements for commercial clients, if required;
  • Approval of monthly statements and invoices from subcontractors;
  • Management and follow-up of customer customizations and color choices;
  • Perform monthly reports;
  • Ensure the electronic filing of documents for ongoing projects;
  • Track and control drawings, shop drawings, plans, site instructions, deficiencies, etc.;
  • Preparation, follow-up and control of deadlines;
  • Ensure the completion of deficiencies and support the after-sales service;
  • Other various related tasks related to the project management department.


Skills, Knowledge and Experience

  • Proven experience at a senior level in Project Management;
  • Experience in mid-rise to high rise concrete construction residential or hotel development;
  • Strong negotiation skills and legal acumen;
  • Bachelor's degree in civil engineering, construction engineering, mechanical engineering, architecture or other relevant training;
  • Minimum of 10 years of relevant experience;
  • Knowledge of the Quebec Building Code, applicable laws and other regulations;
  • Knowledge and proficiency in computer tools such as Word, Excel and MS Project; Autocad and Procore would be an asset;
  • Bilingualism spoken and written (French and English);
  • Experience in scope of work preparation and contract award;
  • Reading and understanding of structural plans, mechanical, electrical, architecture, sprinklers, etc.

Key Success Factors

  • Within the first year:
    • Proper transition complete, with full responsibility for the Multi-phase project;
    • Start Construction in summer 2023;
    • Award 50% of contract value for summer 2023;
    • Full collaboration with the Construction team or General Contractor.
